Buying Beach Property in Panama

Panama has around 2,500 kilometres of coastline across two oceans, and the buying experience changes completely depending on which stretch you choose.

Where to buy on Panama’s coast

Coronado and the Pacific beach corridor

The most established beach community in Panama, and the easiest introduction for most international buyers. Supermarkets, banks, medical facilities, international schools and a golf course, about ninety minutes from Panama City. Inventory runs from high-rise condominiums to single-family homes and building lots.

The Azuero Peninsula

Quieter, more rural and priced accordingly. Pedasi is the established town with services, Playa Venao has grown around its surf break, and Cambutal remains genuinely remote. Expect longer drives, fewer services and lower prices per square metre.

Bocas del Toro

Caribbean, island-based, and a different market again. Buying here means weighing water, power, boat access and construction logistics alongside the property itself.

What to check before buying on the coast

  • Titled land or Rights of Possession. Much coastal land, particularly on the islands, is held as Rights of Possession rather than registered title. Both can be legitimate, but they are different assets and should not be priced the same.
  • The concession zone. Land within 22 metres of the high tide line is public. Know exactly where your boundary sits before you plan anything.
  • Access in both seasons. A road that is straightforward in March can be a different proposition in October.
  • Water and power. Outside established communities, confirm the source of both and who is responsible for maintaining them.
