David is the capital of Chiriqui province and the commercial centre of western Panama. It is where the region banks, shops, sees its doctors and catches its flights, and it is the practical anchor for everyone living in Boquete, Volcan and the Chiriqui beaches.
For buyers, David offers something the highlands and the beach towns do not: a real city, at prices well below Panama City, with services that work year round rather than seasonally.

Services and infrastructure
Regional hospitals, private clinics, universities, shopping centres and the country’s second international airport are all here. For retirees, the medical infrastructure is often the deciding factor – it is the reason many people who love Boquete buy in David instead, or keep a property in both.
Price
David is materially cheaper per square metre than Panama City, and generally cheaper than Boquete for comparable construction. Buyers get more house for the money, and the rental market is driven by local demand rather than seasonal visitors.
Position
Boquete is roughly forty minutes up the mountain. The Pacific beaches of Chiriqui are a similar drive in the other direction. Volcan and the Tierras Altas are about an hour. David is the hub all of it connects through.

What to check before buying in David
- Climate and orientation. David sits in the lowlands and it is hot. Air conditioning is not optional here the way it is in Boquete, so ask about insulation, ceiling height, cross-ventilation and which way the bedrooms face. It is the single largest difference between living in David and living in the highlands.
- Electricity costs. Following directly from the above – ask to see recent bills rather than an estimate. Cooling a house in David year round is a real running cost and it varies enormously with construction quality.
- Flooding and drainage. Parts of the David area sit low and the rainy season is serious. Ask about the street in October, not just the house.
- Gated community fees and rules. Get the current monthly figure, what it covers, and the state of the reserve fund.
- Titled property. Most urban David property is titled, but confirm it rather than assume, particularly on the outskirts.
- Neighbourhood, street by street. David changes character quickly from one area to the next. This is local knowledge rather than listing data, and it is worth asking before you commit.

Is David a good base if I want to be near Boquete? For many people, yes. You get hospitals, an airport and a full commercial centre, with Boquete forty minutes away for the climate and the weekends. Plenty of our buyers end up preferring it.
Can foreigners buy property in David? Yes. For titled property, foreign nationals hold the same ownership rights as Panamanian citizens, and no residency is required to buy.
