Buying a Farm or Ranch in Panama
Agricultural land in Panama is not one market. A coffee farm in the Chiriqui highlands, a cattle ranch on the Azuero Peninsula and a teak plantation in Veraguas are different businesses with different buyers, priced and worked in different ways.
Panama’s main farming regions
Boquete, Volcan and the Chiriqui highlands – coffee
The highlands above David are Panama’s coffee country, and the reason Panamanian Geisha regularly sets world records at auction. Altitude, shade and microclimate change sharply over short distances, so two fincas a few kilometres apart can produce very different crops. Existing plantings, their variety and their age are a large part of what you are buying.
Azuero, Los Santos and Herrera – cattle
Panama’s traditional ranching country: drier, flatter and more open. Fincas here usually come with fencing, water infrastructure and sometimes livestock, and the condition of all three matters as much as the hectare count.
Veraguas, Cocle and the Chiriqui lowlands – mixed farming and timber
Larger parcels, lower prices per hectare and better road access. Mixed cattle, plantain, rice and timber plantations, much of it within reach of the Pan-American Highway.
What to check before buying agricultural land
- Titled land or Rights of Possession. A great deal of Panamanian farmland is held as Rights of Possession rather than registered title. Both can be legitimate, but they are different assets, they finance differently, and they should not be priced the same.
- Water. Ask where it comes from, whether it runs year round, and whether a permit or concession attaches to it. A finca that is green in July and dry in March is not the property you were shown.
- What is included. Fencing, corrals, irrigation, coffee plants, shade trees, livestock and machinery are all negotiable. Assume nothing is included until it is in the contract.
- Boundaries. Older rural parcels are often described by landmarks rather than surveyed lines. Commission a current survey.
