Puerto Armuelles sits on the Pacific coast of Chiriqui, close to the Costa Rican border and about an hour and a half from David. It was built as a banana port, and that history is why it has something unusual for Panama: a laid-out town with beachfront, at prices that consistently surprise people who have been looking at Coronado or Bocas.
It is not a resort town and it does not pretend to be. That is precisely the appeal for the buyers who choose it.
What the market looks like here
Inventory ranges from beachfront lots and older town houses to newer construction aimed at international buyers. The town has a hospital, schools, banks and supermarkets – basic services that function year round – and a small but growing community of foreign residents.
Prices per square metre are among the lowest of any coastal town in Panama with real infrastructure behind it. The trade-off is distance: you are a long way from Panama City, and David is the nearest place for serious medical care or an airport.

What to check before buying in Puerto Armuelles
- Titled land or Rights of Possession. This is the first question here, not a detail. A significant amount of land in and around Puerto Armuelles is held as Rights of Possession rather than registered title, partly because of the area’s history as company land. Both can be legitimate, but they are different assets, they finance differently, and they should not be priced the same. Ask for the documents before you negotiate.
- The concession zone. Land within 22 metres of the high tide line is public. On a beachfront purchase, know exactly where your boundary sits.
- Building condition and salt air. Older housing stock here has often had decades of coastal weather. Look at roofs, steelwork and plumbing rather than finishes.
- Water and power reliability. Confirm the source and ask residents what outages are actually like rather than taking an estimate.
- Resale realism. This is a thinner market than Coronado or Boquete. Prices are low partly because the buyer pool is smaller. Go in expecting to hold rather than flip.
Questions buyers ask us
Why is it so much cheaper than other beach towns? Distance from Panama City, a smaller international community, and a less developed tourism economy. None of those are hidden problems – they are the reason for the price, and for some buyers they are the attraction.
Can foreigners buy here? Yes, for titled property, on the same terms as Panamanian citizens. Given how much local land is Rights of Possession, take specific legal advice.
