Chiriqui Real Estate: Panama’s Western Province
Chiriqui runs from the Pacific coast up to the Costa Rican border and the slopes of Volcan Baru, Panama’s highest point. Within about ninety minutes’ drive you can go from beach to cloud forest, and property prices, climate and lifestyle change completely along the way. It is the province with the largest international community outside Panama City, and the one where Casa Solution has been based longest.
The regions of Chiriqui
Boquete
The highland town that draws most international buyers. Spring-like climate year round, an established expatriate community, coffee farms and gated communities.
David
The provincial capital and commercial centre – hospitals, the regional airport, universities and shopping. Hot lowland climate, prices well below Panama City, and forty minutes from Boquete.
Volcan, Cerro Punta and the Tierras Altas
Higher, cooler and more agricultural than Boquete. This is Panama’s vegetable-growing country, quieter and generally cheaper, on the western flank of the volcano.
The Chiriqui beaches
Las Olas, Boca Chica, Playa Hermosa and the Gulf of Chiriqui – warm Pacific water, islands, fishing and far fewer people than the beaches near Panama City.
Potrerillos and Puerto Armuelles
Potrerillos sits between David and the highlands, with a middle-altitude climate and lower prices than Boquete. Puerto Armuelles is a Pacific port town near the Costa Rican border, with beachfront at prices that surprise people.

Why buyers choose Chiriqui
- Climate choice. Few places let you pick your temperature by driving thirty minutes uphill. Boquete and the Tierras Altas need no air conditioning; David and the coast need it constantly.
- Services that work year round. David gives the whole province hospitals, an airport and a full commercial centre. That is the practical difference between Chiriqui and Panama’s more remote regions.
- Price. Across every category, Chiriqui is materially cheaper than Panama City and the beaches near it.
- An established community. Boquete in particular has decades of international residents, which means services, social networks and professionals used to working with foreign buyers.
What to check anywhere in Chiriqui
- Water source. Community aqueducts and private springs are common outside town. Ask where it comes from and whether it holds through the dry season.
- Altitude and microclimate. Rainfall and cloud cover vary sharply over short distances. Visit in the rainy season if you can.
- Road access. Ask what the road is like in October, and who maintains it.
- Titled land or Rights of Possession. Both exist here, particularly on the coast and in rural areas. They are different assets and should not be priced the same. Our guide to buying property in Panama explains what to verify.
