David is the commercial centre for western Panama and the service hub for Boquete, Volcan and the Chiriqui beaches. Retail and warehouse space here serves a real regional catchment rather than tourism alone.

Smaller retail and hospitality-adjacent space in towns with significant visitor and expatriate spending. Footfall is seasonal, and that seasonality belongs in any yield calculation.

What to check before buying commercial property in Panama

  • Existing leases. Read them rather than the summary. Term, renewal options, who pays maintenance and utilities, and what happens on a sale all change the value of the income.
  • Tenant quality. A long lease is only as good as the business signing it. Ask how long the tenant has traded and whether payments have been consistent.
  • Zoning and permitted use. Confirm with the municipality that your intended use is actually permitted, particularly for food, workshops or anything generating noise or waste.
  • Common charges. In shopping centres and office buildings these can be substantial and are quoted separately from rent. Get the current figure and the last two years of increases.
  • Parking and access. For retail and warehouse space this frequently determines whether the unit works at all. Check delivery access and turning space for the vehicles the business will actually use.
  • Property or company. Much Panamanian commercial property is held in corporations. Buying the property or the company that owns it has different tax and liability consequences, and needs local legal advice before terms are agreed.
