Buying a Condo in Panama
Condominium living is the default in Panama City and increasingly common at the beach and in Boquete. It suits people who want to lock the door and travel, who do not want to maintain a garden in the tropics, or who want security, a pool and a gym without owning any of it outright.

The deepest condominium market in Central America. Costa del Este is modern, planned and family-oriented; Punta Pacifica is high-rise with ocean views and sits beside the main private hospital; Bella Vista and El Cangrejo are older, denser and more walkable; Casco Viejo is historic restoration with its own rules and its own premium.
The Pacific beaches
Beach condominiums in the Coronado corridor are the most common way to own at the beach without taking on a house and garden. Many buildings are used seasonally, which affects both the atmosphere and how the building is run.
Boquete and David
Smaller, lower-rise developments. In Boquete a condo usually means a unit in a small gated project rather than a tower, which suits people who spend part of the year elsewhere. David has growing supply aimed at the domestic market, priced well below the capital.
What to check before buying a condo in Panama
- The monthly fee and what it covers. Get the current figure in writing. Security, water, gas, building insurance and amenity maintenance vary widely between buildings.
- The reserve fund. The question most buyers skip. A building with a healthy reserve absorbs a lift replacement or a roof; one without it issues a special assessment to owners. Ask to see the accounts.
- Building age and salt air. Coastal buildings weather badly. Look at railings, window frames and the underside of balconies, not just the finished apartment.
- Rental rules. If you intend to let the unit, confirm the building permits it and whether short-term letting is restricted.
- Pre-construction versus resale. Pre-construction can price attractively, but you are buying a delivery promise. Check the developer’s completed track record, not the renderings.
