Herrera is the smallest province in Panama by area and the commercial anchor of the Azuero Peninsula. Its capital, Chitré, is the largest city on the peninsula and its centre for hospitals, retail, schools and air service — which is why buyers who want Azuero’s climate and pace without being an hour from medical care tend to look here first. The province also holds the pottery and craft towns of La Arena and Ocú, the sugar and salt country around Pesé, and a Pacific coastline on the Gulf of Panama.

La Arena and Monagrillo
Adjoining Chitré, known for traditional pottery and as the practical residential extension of the city.
Pesé and Ocú
Interior agricultural towns — sugar cane around Pesé, and Ocú known nationally for its textiles and its sombreros. Farmland and town property rather than resort inventory.
Parita, Santa María and the coast
Colonial-era towns on the northern edge of the province and the mangrove coastline on the Gulf of Panama, which is a significant shorebird area.
What to check before you buy here
- Water. Herrera sits in the driest region of the country and has a long, strong dry season. Ask what the water source is, whether the property is on a municipal or rural system, and how it performed in a dry year. This is the first question in Azuero, not an afterthought.
- Titled land versus Rights of Possession. Registered title is normal in and around Chitré but Rights of Possession still appears on rural and coastal parcels. ROP is a weaker instrument and harder to finance or resell. Verify it — our guide to buying property in Panama sets out the checks.
- Coastal designation. The mangrove coast is ecologically protected in places. Confirm the status of anything near the shoreline, and note that the concession zone from the high-tide line is state land.
- Flood and drainage. On low-lying land near the rivers and the coastal plain, ask how the site drains in heavy rain.
- Zoning on in-town property. Chitré mixes residential and commercial use closely. If the plan is commercial, confirm the permitted use in writing.

Why buy in Herrera rather than elsewhere in Azuero?
Services. Chitré has the hospitals, shops and air connection that the rest of the peninsula drives to. Buyers who want Pedasí or the surf coast usually look at Los Santos; buyers who want a full-service town in the same climate look at Herrera.
How far is it from Panama City?
Chitré is reached from the Pan-American Highway at Divisa and is the first major town on the peninsula, which makes it the shortest Azuero drive from the capital.
Is this a good place for farmland?

Is there much foreign-buyer inventory?
Less than in Los Santos. Herrera is primarily a Panamanian market, which is part of its appeal for buyers who want to live in a working Panamanian city rather than an expatriate enclave.
