Lodges, guesthouses and small hotels serving a steady flow of coffee, hiking and birdwatching visitors alongside the resident international community. Demand is less sharply seasonal here than at the beach.

Beach hotels, surf lodges and small resorts. Occupancy follows the dry season closely, so annual averages matter far more than a strong month.

The capital supports business and transit hotels with steadier year-round occupancy. Bocas is island tourism: higher ceilings in season, and island logistics for construction, staffing and supply.
What to check before buying a hotel in Panama
- Verified occupancy, not projections. Ask for at least two full years of monthly occupancy and rate data, and reconcile it against booking platform records and tax filings rather than a summary spreadsheet.
- What is actually being sold. Establish whether you are buying the real estate, the operating company, or both, and what happens to the brand, the website, the reviews and forward bookings. Online reviews are often the most valuable asset and do not always transfer.
- Licences and permits. Operating permits, health and fire inspections and municipal licences must be current and transferable. Confirm this early with a Panamanian lawyer.
- Staff. Panamanian labour law gives employees significant protections and accrued entitlements. Understand what liabilities come with the team before you agree a price.
- Deferred maintenance. Roofs, air conditioning, pools, septic systems and generators are the expensive items, and the ones a seller preparing to exit tends to postpone.
