Buying Land in Panama
Land is the category where the gap between a good purchase and an expensive mistake is widest. A titled, serviced lot inside a gated community and an untitled hillside parcel with a river view are both listed as land. They are not the same asset.
Where people buy land in Panama
The Chiriqui highlands
Boquete, Volcan and the surrounding valleys attract buyers who want to build in a cool climate. Lots range from serviced parcels inside established developments to raw acreage with a view and no utilities. Topography drives cost here more than anything – a steep lot can add a great deal to a foundation.
The coasts
From titled lots in beach developments to larger untitled coastal parcels on the Azuero Peninsula and in Bocas del Toro. This is where the title question below matters most.
Rural and agricultural parcels
Larger holdings in Veraguas, Cocle, Los Santos and the Chiriqui lowlands, generally priced per hectare rather than per square metre.
What to check before buying land in Panama
- Titled land or Rights of Possession. This is the first question, not a detail. Registered title is recorded in the Public Registry and can be mortgaged and insured. Rights of Possession is a recognised but different form of occupancy, common on the coasts and in rural areas. Never assume – ask for the documents.
- The coastal concession zone. Land within 22 metres of the high tide line is public. Know exactly where your boundary sits before you plan a build.
- Utilities. Confirm where water and power actually are, not where they could be. Running a line several hundred metres can cost more than the lot.
- Legal access. The track you drove in on is not necessarily a right of way. Access should exist on paper, not just on the ground.
- Build cost. Get a realistic construction figure for that specific site, including access and site preparation, before you commit to the land.
