Pacific Beach Real Estate in Chiriquí Province
Chiriquí has a long Pacific coastline that most buyers overlook because the province is better known for Boquete and the highlands. It is a quieter, less developed beach market than the corridor near Panama City, with lower prices, more raw land, and in several places the combination that western Panama does uniquely well: ocean in the morning and mountains within an hour’s drive. The main draws are Las Lajas, Boca Chica and the Gulf of Chiriquí islands, Playa La Barqueta near David, and the Puerto Armuelles coast toward the Costa Rican border.
The main areas
Las Lajas
A long, wide, straight sand beach and the best-known beach destination in the province. Mostly detached homes, small developments and beachfront or near-beach lots.
Boca Chica and the Gulf of Chiriquí
A sport-fishing and island market, with access to the Gulf of Chiriquí marine park and Isla Boca Brava. Suits buyers oriented toward boating, fishing and small hospitality rather than a conventional beach subdivision.
Playa La Barqueta
The closest Pacific beach to David, which makes it the practical choice for buyers who want beach access while staying near hospitals, the airport and full retail.
Puerto Armuelles and the western coast

What to check before you buy on this coast
- Titled land versus Rights of Possession. Rights of Possession is common along this coastline and is a materially weaker position than registered title. Verify the status at the Public Registry before you commit. Our guide to buying property in Panama explains what to ask for.
- The concession zone. The strip measured from the high-tide line is state land, held under concession rather than title. Establish where your boundary actually sits.
- Access roads. Several of the better beach areas are reached by secondary roads that behave differently in the rainy season. Drive them wet.
- Water and power. Coastal Chiriquí is less built out than the corridor near the capital. Confirm the source, the connection point and the cost of extending service.
- Protected areas. Parts of the Gulf of Chiriquí sit within a marine national park, which restricts what can be built and where.
- Distance to services. Measure the real drive to David for medical care and shopping, rather than the map distance.
Common questions
How does this coast compare with the beaches near Panama City?
It is quieter, less developed and generally lower priced, with fewer condominium towers and more land. The trade-off is fewer services and a longer trip from the capital. Compare it against the Pacific beaches near Panama City before deciding.
Can I live at the beach and still be near the mountains?
That is the particular advantage of Chiriquí. Boquete and the Volcán and Tierras Altas highlands are within reach of this coastline, and many buyers spend time in both.
Is there rental demand here?
It exists but is thinner and more seasonal than in Bocas del Toro or the Coronado corridor. Treat any projected occupancy as something to verify against actual records.
