Within one city you have oceanfront towers, planned suburban districts, restored colonial buildings and former Canal Zone neighbourhoods with mature trees and low-rise housing. They are genuinely different places to live, and the right answer depends far more on which district you choose than on which building.

Costa del Este

Modern, planned and family-oriented, built on reclaimed land east of the centre. Wide streets, international schools, supermarkets and newer towers. Popular with families and executives who want everything within a short drive.

High-rise living with ocean views. Punta Pacifica sits beside the main private hospital and is the city’s premium tower district; Bella Vista is older, denser and more walkable, with restaurants and nightlife at street level.

What to check before buying in Panama City

  • The building matters more than the apartment. In a tower market, you are buying into a building’s management as much as a unit. Ask for the accounts.
  • The reserve fund. The question most buyers skip. A building with a healthy reserve absorbs a lift replacement or a facade repair; one without it issues a special assessment to owners.
  • Monthly fees and what they cover. Security, water, gas, building insurance, pool and gym maintenance vary widely. Get the current figure in writing.
  • Ocean air. Coastal towers weather hard. Look at railings, window frames and the underside of balconies, not just the finished apartment.
  • Pre-construction versus resale. Pre-construction prices attractively but you are buying a delivery promise. Check the developer’s completed track record, not the renderings.
  • Traffic, at the hour you would actually travel. Distances in Panama City are short and journeys are not. Drive the commute before you commit to the district.
  • Rental rules. If you intend to let the unit, confirm the building permits it and whether short-term letting is restricted.

Questions buyers ask us

Can foreigners buy property in Panama City? Yes. Foreign nationals hold the same ownership rights as Panamanian citizens for titled property, and condominium units in registered buildings are titled.

Is it worth renting first? In this city particularly, yes. Districts differ more than buyers expect, and a few months tells you whether the commute and the noise suit you.
