Potrerillos Arriba and Potrerillos Abajo Real Estate
Potrerillos sits in the Chiriquí highlands on the road between David and the Boquete area, and it is one of the more practical compromises in the province. Potrerillos Abajo is the lower, warmer section closer to the David plain. Potrerillos Arriba climbs into cooler country with mountain views, rivers and working farmland. Buyers usually arrive here after comparing it against Boquete, looking for similar climate and scenery with more land for the money and a shorter drive to David.
Why buyers look at Potrerillos
- Climate without the Boquete premium. The elevation gain from the David plain brings temperatures down noticeably. Prices per hectare have historically been lower than in the established Boquete market.
- Access to services. David is the commercial and medical centre of western Panama, with hospitals, the Enrique Malek airport, and full retail. Potrerillos is close enough to use it for everyday needs.
- Working land. This is genuine agricultural country, with coffee, vegetables, cattle and dairy. It suits buyers who want a productive property rather than only a view.
- Water. The area is well watered by highland rivers and streams, which is part of why it farms well.
What to check before you buy here
- Titled land versus Rights of Possession. In rural Chiriquí both are common. Titled property is registered in the Public Registry; Rights of Possession is a weaker instrument that is harder to finance and to resell. Confirm which one applies before you commit. - Road access and grade. Some of the better view parcels are reached by steep or unpaved roads. Drive the access in the rainy season, not only in the dry season.
- Water rights and source. Ask whether the property is on a rural aqueduct, a community system, a spring, or a well, and whether any concession or permit is attached.
- Boundaries and survey. On larger rural parcels, verify that the registered plan matches what is on the ground.
- Electricity and internet. Distance to the nearest connection point can be a material cost on rural land. Confirm it before you price a build.

How far is Potrerillos from David and Boquete?
Potrerillos lies between the two. David is the nearer full-service city; the Boquete area is reached over the highland road. Both are routine day-to-day drives for residents here.
Is it cooler than David?
Yes. The difference is driven by elevation, and Potrerillos Arriba is meaningfully cooler than Potrerillos Abajo. If climate is your main reason for buying in the highlands, compare specific elevations rather than the district name.
